I Ms Eva Brennan write on behalf of my husband and I to highlight what appears to be a mapping error with respect to a discrepancy between a small portion of zoned land as designated under the previous MD LAP 2017 and the current Draft CDP. This is with respect to an outline permission for 1no. dwelling which we as applicants received from Cork City Council in August 2020 on a site within the land in question. The draft CDP mapped objectives for the land in question are therefore at odds with the existing outline permission as received.
- Following our outline planning application Cork City Council granted outline permission dated 20/08/2020 for "1no. proposed new dwelling and all associated site works at 'Site A', Castletreasure, Douglas". Planning Reference: 19/38836 (Please also refer to attached Drawing 'SK_03 CCC Planning Register_Site A').
- As noted in the Planners Report - First Schedule - Reasons and Considerations: ".....the policies and objectives of the Cork County Development Plan 2014, relevant Local Area Plan and the nature and scale of the proposed development,.....would not seriously injure the residential or visual amenities of the area, and is in accordance with the proper planning and sustainable development of the area."
- The land pertaining to the site in question was previously zoned as ‘Existing Built-up area’ in the Ballincollig & Carrigaline MD LAP 2017. (Please also refer to attached Drawings 'SK_01 & SK_02 MD LAP 2017_Site A' extracts).
- The land pertaining to the site in question, which has received outline planning permission from Cork City Council, is currently indicated on Map 14 of Volume 2 of the Draft CDP as ‘ZO 21 City Hinterland’. We therefore wish to have this mapping error corrected and to have the small portion of land as highlighted (Please refer to attached Drawing 'SK_04 Draft CDP_Vol.2_Map 14_Site A') returned to it's original zoned designation of 'Existing Built-up Area' (MD LAP 2017) / 'ZO 01 Sustainable Residential Neighbourhoods' (CDP 2022-2028). Therefore aligning the site zoning with the current outline permission as received from Cork City Council (Ref: 19/38836).
We wish for the described mapping error to be rectified to bring the land in question in line with the previous zoning in the Municipal District LAP 2017 and subsequent outline planning permission received from Cork City Council for a site within the land in question.
The Draft CDP zoning as indicated for this small portion of land is at odds with an outline planning permission which we have received from Cork City Council dated August 2020 for a site within the land in question.
