PLANNING AND DEVELOPMENT (SECTION 179A) REGULATIONS 2023
Pursuant to the provisions of the Planning and Development and Foreshore (Amendment) Act 2022 and in accordance with the requirements of the Planning and Development (Section 179A) Regulations 2023, Notice is hereby given that the development as described hereunder (“the proposed development”) is proposed to be carried out by Cork City Council.
The Rope Walk proposed development comprises of the demolition of an existing semi-detached bungalow and the construction of 3 no. single storey, 3 bedroom, accessible residential units at No. 2 The Gardens, Rope Walk, Blackrock, Cork. The development site area is approximately 0.104 hectares. The site is located at No. 2 The Gardens, Rope Walk, Blackrock, Cork and is in the ownership of Cork City Council. The site is located within the Blackrock Architectural Conservation Area.
The proposed development will comprise:
- Demolition of the existing semi-detached bungalow, including rear extension, existing single-storey shed and front boundary wall.
- Construction of 3 no. single storey, 3 bedroom, accessible residential units.
- Provision of 3 no. in curtilage wheelchair accessible parking spaces.
- Relocation of vehicular entrance and construction of new front boundary wall.
- All ancillary site works and signage as outlined on the plans and particulars.
In accordance with the Habitats Directive, an Appropriate Assessment (AA) Screening has been carried out on the proposed development, in relation to any potential impacts upon the Cork Harbour Special Protection Area [Site No. 004030] and the Great Island Channel Special Area of Conservation [Site No. 001058]. The findings of the AA screening noted that no significant effects on any Natura 2000 sites is likely and it was not necessary to undertake any further stage of the Appropriate Assessment process.
In addition, the proposed development has been screened to determine whether an Environmental Impact Assessment (EIA) is required and it has been concluded that there will be no real likelihood of significant effects on the environment arising from the proposed development and that an EIA is not required.
As per Article 81A of the Planning and Development (Section 179A) Regulations 2023 an Environmental Impact Assessment (EIA) screening determination has been made and concludes that there is no real likelihood of significant effects on the environment arising from the proposed development once standard industry environmental management systems are in place. A determination has been made that an EIA is not required. A determination has been made that the proposed development is not required to undergo an appropriate assessment (AA) under the Habitats Directive.
Plans and particulars of the proposed development, including an Appropriate Assessment Screening Report and an Environmental Impact Assessment Screening Report, will be available for inspection from 22nd July 2024 until 17th September 2024.
