I would like to make the following objections/observations:

Regarding Public Transport

---------------------------------------  

(1) There is no existing public Transport in this area.

(2)The site is on a steep incline, a considerable distance from the public road, presenting a difficulty even if public transport was available.

(3) People living on this site will inevitably resort to private transport regardless of the quality of any public service because of it’s distance from the public road.  ( eg. for carrying shopping, children etc... on wet/windy days)

Traffic Issues 

(1) Wellington Bridge is already an extremely busy junction that is about to get busier following the Good Shepherd, and St Kevin’s development.

(2) The large housing developments in Kerry Pike (some not even started yet) are, and will,  add to the congestion at Wellington Bridge. Consequently traffic from this site will further exasperate the problem.

(3)The Lee Road is a narrow country style road unsuited for even current levels of traffic.

(4) The Lee Road is constricted at both ends. On the western end by the Skew Bridge near 

      the Anglers Rest and on the east side by Wellington Bridge mentioned above.

(5) Even with current traffic flows, there are considerable tailbacks and delays in traffic 

    especially at peak times.

(6) This proposed high density development will only add to the problem.

(7) The traffic problems caused by additional traffic from the site will eventually lead to

      demands for a new river crossing at the river at the western end of the Lee Road

Environment and Green Belt Impact

(1)The Lee Road is a narrow country style road that follows the River Lee along its beautiful valley

(2)It is currently widely used by walkers, joggers, cyclists, people fishing and tourists.

 (3)The road is subject to extensive flooding in winter. This causes access issues for emergency 

            services at times. Due to environmental problems this flooding is expected to increase in 

           future years  

(4) Currently, both sides of the river are widely used by the citizens of Cork for exercising ,dog walking, canoeing etc…. A high density development, as proposed, will impact negatively on the enjoyment of this area.

(5)High density houses, as planned, is not needed here because of the large housing already approved at  Kerry Pike just a few kilometres away.

Finally I ask the planners to:

(1)Preserve  the Green Belt designation.

(2)Protect the existing amenities for the citizens of Cork

(3)Develop even greater amenities on both sides of the Lee
