10. Key Growth Areas & Neighbourhood Development Sites

Both these maps propose a  link street from Mill Road/  Monahan Road to Victoria  Road setting up multiple junctions in close proximity. This proposed link road bisects our building which is a land parcel identified as a location for a "Focal Landmark Building- to be designed as focal points to mark important corners and terminate vistas".  The proposed link street  will leave a remaining site consisting of two small plots with inefficent size  (450m2 & 350m2)  and proporations. 

We enclose a proposed alternative  alignment which allows for the consolidation of multiple junctions and the retention of an important focal landmark building site  which will have a positive impact on the adjacent park and include the delivery of appropriate public footpaths, building access, servicing and facade treatments to all its faces. 

Main opinion: 

The draft set out in Figure 10.8 Phasing of Mobility and Transport in the Written Statement sets up multiple junctions in close proximity removing a key focal landmark site.

Main requests: 

Include the proposed alternative alignment layout for this junction.
