NOTICE UNDER SECTION 179 OF THE PLANNING & DEVELOPMENT ACT 2000
AS AMENDED & PART 8 OF THE PLANNING & DEVELOPMENT REGULATIONS 2001 AS AMENDED
Pursuant to the requirements of Part 8 of the Planning & Development Regulations 2001 as amended, Notice is hereby given that the development as described hereunder (“the proposed development”) is proposed to be carried out for Cork City Council by way of a project agreement with HG Construction (Ireland) Limited(‘’the developer’’).
The Redemption Heights proposed development comprises the demolition of existing structure and the construction of 64 no. units in the form of 37 no. 2 bedroom units and 17 no. 1 bedroom units in 2 no. four storey blocks, and 10 no. 3 bedroom two-storey housesat Redemption Road, Blackpool, Cork all designed to take into account the existing urban architecture.
The development site area is approximately 0.84 hectares. The site is located in an urban area and is located on Redemption Road, in Blackpool, to the northwest of Cork City Centre. Access to the development will be via Redemption Road, Seminary Court and Hatton’s Alley Lane.
The proposed works include:
The demolition of existing structures.
Construction of 64 No. residential units in three distinct tiers consisting of:
34 No. 2 Bedroom Apartments in a four-storey apartment block accessed from Redemption Road
20 No. Apartments consisting of 17 No. 1 Bedroom Apartments and 3 No. 2 Bedroom Apartments in a four-storey apartment block, for the purposes of sheltered accommodation, located adjacent Hattons Alley LaneAll ancillary site works and signage as outlined on the plans and particulars.
Boundary Works and Treatment: The Redemption Road boundary treatment is to be replaced in its entirety with residential scaled gates and railings. A new road entrance is provided. These northern boundaries are to be secured with fencing/walling. The eastern boundary is typically bound by the rear gardens of adjoining properties. These boundaries are to be retained as fencing/walling with limited alterations where required. The southern boundary is typically bound by rear gardens of adjoining properties. These boundaries are to be maintained as fencing/walling with limited alterations where required. On the upper tier, the existing boundary is to be realigned to match the folio for the site. On the middle tier, the existing roadway from Seminary Court is extended into the site to give vehicular access. On the lower tier at Hattons Alley Lane, the existing vehicular entrance gate and walls are to be retained.
In accordance with the Habitats Directive, an Appropriate Assessment (AA) Screening has been carried out on the project, in relation to any potential impacts upon the Cork Harbour Special Protection Area [Site No. 004030] and the Great Island Channel Special Area of Conservation [Site No. 001058]. The findings of the AA screening noted that no significant effects on any Natura 2000 sites is likely and it was not necessary to undertake any further stage of the Appropriate Assessment process.
In addition, the proposed development has been screened to determine whether an Environmental Impact Assessment (EIA) is required and it has been concluded that there will be no real likelihood of significant effects on the environment arising from the proposed development and that an EIA is not required.
Plans and particulars of the proposed development, including an Appropriate Assessment Screening Report and an Environmental Impact Assessment Screening Report, will be available for inspection from Wednesday 29th July 2020 until Thursday 27th August 2020:

Submissions and observations with respect to the proposed development dealing with the proper planning and sustainable development of the area in which the proposed development will be situated, may be made:
in writing, by post, to Alison O’Rourke, Senior Executive Officer, Housing Directorate, Cork City Council, City Hall, Anglesea Street, Cork.
Closing date for submissions and observations is Thursday 10thSeptember 2020 at 4.00pm.
All comments, including names and addresses of those making submissions and observations, submitted to Cork City Council in regard to this scheme, will form part of the statutorily required report to be presented at the monthly meeting of Cork City Council. Accordingly, they will be included in the minutes of that meeting and may appear in the public domain. Cork City Council will retain data for no longer than is necessary and in accordance with the Council’s Retention Policy and relevant Data Protection legislation.
