NOTICE UNDER SECTION 179 OF THE PLANNING AND DEVELOPMENT ACT 2000 (AS AMENDED) & PART 8 OF THE PLANNING AND DEVELOPMENT REGULATIONS 2001 (AS AMENDED)
Pursuant to the provisions of Part XI of the Planning and Development Act, 2000 (as amended) and in accordance with the requirements of Part 8 of the Planning and Development Regulations 2001 (as amended), Notice is hereby given that the development as described hereunder (“the proposed development”) is proposed to be carried out by Good Shepherd Cork in partnership with Cork City Council.
The Evergreen Road, Turners Cross proposed development, comprises the renovation and extension of the existing convent building to provide a Domestic Violence Refuge including associated services and accommodation and construction of 2 no. new 4 storey residential blocks to provide 32no. apartments and all associated parking, roads and ancillary services
The development site area is approximately 0.69 hectares. The site is located on Evergreen Road, Turners Cross, Cork, to the South of Cork City. Access to the development will be via Evergreen Road.
The proposed development will comprise of:
Renovation and Extension of the existing convent building comprising:
Support Services
9 no. 1 bedroom apartments
11 no. studio apartments
Construction of 2 no. new 4 storey residential blocks comprising:
8 no. 3 bedroom apartments
16 no. 2 bedroom apartments
8 no. 1 bedroom apartments
The extension to the convent includes a new roof top extension and terrace and a new 4 storey ‘East Block’ to include accommodation and services
The demolition of the existing ancillary structures to the West of the convent and the existing chapel to the East of the convent
New hard and soft landscaping throughout the site
Provision of 13 no. car parking spaces and 68 no. bicycle parking spaces.
All ancillary site works, roads and signage as outlined in the plans and particulars.
In accordance with the Habitats Directive, an Appropriate Assessment (AA) Screening has been carried out on the proposed development, in relation to any potential impacts upon the Cork Harbour Special Protection Area [Site No. 004030] and the Great Island Channel Special Area of Conservation [Site No. 001058]. The findings of the AA screening noted that no significant effects on any Natura 2000 sites is likely and it was not necessary to undertake any further stage of the Appropriate Assessment process.
In addition, the proposed development has been screened to determine whether an Environmental Impact Assessment (EIA) is required and it has been concluded that there will be no real likelihood of significant effects on the environment arising from the proposed development and that an EIA is not required.
In accordance with Article 120 (3), as amended by S.I. No. 296 of 2018, a person may, within 4 weeks beginning on Tuesday the 7th October 2025, apply to An Coimisiún Pleanála for a screening determination as to whether the development would be likely to have significant effects on the environment. Such a submission should be addressed to the Secretary, An Coimisiún Pleanála, 64 Marlborough Street, Dublin 1.
Plans and particulars of the proposed development, including an Appropriate Assessment Screening Report and an Environmental Impact Assessment Screening Report, will be available for inspection from Tuesday 7th October 2025 until Wednesday 5th November 2025:
